Closing costs such as title company fees, real estate agent compensation, costs towards home preparation. During a Home Consultation, Joi will provide and Estimated Net Proceeds sheet, that will outline costs.
5. When is the best time to sell?
Spring is typically the most popular time to list a home, because that is when there tends to be more buyers. Ultimately the best time to sell is when you are ready. I'll help you understand the current market, and opportunities that align with your goals.
6. Should I make repairs or sell as-is?

7. How do you determine the listing price?
The price is determined based on recent sales of similar homes in the last 180-365 days and with in .25-1.0 miles of the home. This is the way most appraisers will get comparable homes when putting together a report for buyers.
8. Do I need to be present for showings and open houses?
It is typically preferred that the seller steps out of the home during these events so that potential buyers have the space to really look and discuss the home without feeling pressured or awkward.
9. What are closing costs?
These are fees paid at closing and go beyond the down payment such as fees to the title company, lender, and real estate agent.
10. Do I need a real estate agent to sell my home?
It is not a requirement, however buy hiring an agent to represent you, you have help with negotiations of price, inspection items, and other contract terms. An agent will also assist in making sure all legal documents are completed.
11. Can I sell and buy a home at the same time?
This is possible, and happens more often the most may think. A lot of communication will be needed to make sure all parties are on the same page, but is possible to sign off on both deals on the same day! No double move for you!

Get pre-approved for a mortgage. While looking at homes can be fun and insightful, you don’t want to fall in love with something before know what you can afford to buy.
4. How much can I afford to spend on a home?
I’ll help connect you with trusted lenders for pre-approval, so you know your budget before you start house hunting. This helps us focus on homes that truly fit your lifestyle and finances.
5. How long does it take to buy a home?
The time from accepted offer to closing day typically takes 30 days. However this can be longer or shorter depending on things such as how the home is paid for (cash or loan), how long the lender needs to process documents, terms of the contract, etc.
6. What credit score do I need to buy a home?
It is possible to purchase a home with a credit score in the low 500s. However, the higher the score, the better loan programs are available.
7. How much do I need for down payment?
Depending on the loan program and credit score, it’s possible to put down as little as 3%. There are some programs that allow the buyer to put $0 towards down payment.
